Client: Revere Properties

Brief: Revere Properties is a family-owned property management company, located in the northeast section of Philadelphia, Pennsylvania, which owns and manages seven residential apartment buildings.

The brand had a strong reputation in the Greater Northeast for the care that the company’s owning family showed to residents over 50 years in business. The community continued to accommodate the growing Northeast, by building additional properties on 12.5 acres. While they maintain their properties and take good care of residents, the company lacked marketing materials for its individual assets and featured outdated signage. The only marketing materials the company had, featured all properties.

Each of the seven properties lacked strong identities of their own. KB Consulting’s mission was to fill units in seven properties and build strong brand identities for Revere as well as their individual properties. KB Consulting organized the new signage, updated marketing materials, established social media presences for each property, and strengthened the community with events for residents.

At the time KB Consulting was hired, the entire portfolio was 87% occupied. At the end of KB Consulting’s work, Revere’s portfolio reached 94% occupancy across the board.

Results:

1. Model Setup
No model apartments existed on the properties before KB Consulting was hired. Leasing agents showed vacant apartments in varying states: in need of remodel and mid-remodel. With CORT furniture, we created a one-bedroom model apartment. Once the first re-model was complete, team members saw the potential and were motivated to lease more units.
2. Craigslist
KB Consulting posts weekly on Craigslist, advertising available units. The ads played up each property’s unique selling points, such as private balconies and pool access. These ads also highlighted the properties’ access to public transportation and major eateries in the Northeast. Residents can get to Center City in 45 minutes or less from its properties.
3. Social Media
KB Consulting established Facebook Pages for all properties. Each features a regular schedule of content to engage residents and fans. Each afternoon, these pages feature a recipe, with special #meatlessmonday and #slowcookersaturday posts. In the mornings on the weekdays, the Facebook pages feature interior design pictures with the label #interiorinspiration. We post DIY projects on Sundays.
4. Move-in Incentives
KB Consulting was responsible for the creation and implementation of move-in incentives that helped set properties apart from neighboring complexes. Some of these incentives included a Free Gym Membership and a Free Turkey Dinner for Move-in by November 15.
5. Resident Retention
In a matter of three months, KB Consulting conceived and executed three resident-focused events in three months. There was a Resident Retention Pool Party in August, which featured free pool access to all residents and a delicious BBQ spread. In September, KB Consulting organized a Back to School Fair where residents received a school bag full of supplies for all school-aged residents. In October, families participated in a children’s costume parade with candy, cookies, and apple cider. Popular vote determined which children won prizes for the Most Creative, Cutest, Best Superhero, and Best Villain costumes.
